Do you know what's the going rate per square foot in your neighbourhood? Is it the best time to buy real estate/ home? Or should you wait for a while before buying your dream home?

What are the chances of real estate prices going further down? Or are they likely to go up in the near future? When will the property market stabilise?

To answer these and various other money and invetsment related queries, real estate expert Tushar Bungley, hosted a chat with GA readers on February 17.

Tushar Bungley answers, Purpose of the investment - to stay or as an investment, Location, vicinity, your plans of staying, builder, who are next door, etc are some factors which you should look for

Tushar Bungley answers, The price here is around 6700 - 10000 Rs/ sqft depending the on builder, location, amenities, etc

Tushar Bungley answers, Taking into consideration the bad market situation for real estate, buyers can take advantage of the the lower prices and invest.

Tushar Bungley answers, The prices in Yelahanka have gone down drastically. This would be a right time to invest with good ROI in 3 - 5 years.

Tushar Bungley answers, Panvel price is around 1300 - 1500 Rs/ sqft. It's a goood option to invest in.


defy asked, what will the trend for villa price in bangalore in the next 6 months?

Tushar Bungley answers, Villa prices will move down as it has been in the reccent past. You may expect a price drop or in some case huge deals on added values with the villas. Builders to equate their old priced customers with new are offering deals like furnishings, cars, etc.

Tushar Bungley answers, This will differ depending on the kind of prpoerty you want to buy.


suna asked, Hi, Is this right time to buy flat in Mumbai (kandivali) or more correction is expected?

Tushar Bungley answers, The prices have not stabilized. You can wait for a while. However there are spome projects which are already complete and booked 60-70% if you are looking for such options this would be a possible right time as the prices for such projects would not move drastically

I want to confirm whether Stamp Duty & Registration charges can be shown in Agreement of Home.Also can i claim income tax deduction for the Stamp Duty & Registration charges paid for the under contruction Building(Expected completion March2010). Please inform i require the proper guidance. Thanks

Tushar Bungley answers, Yes, as per section 88 of the IT act, exmeption can be claimed for the stamp duty and registration fee paid.


anand asked, Tushar, is it a good time to invest in property in North Bangalore and if so what should be the ideal price band.
Tushar Bungley answers, North bangalore seems to be a good investment destination due to the new International airport. Also prices have gone down about 15-20% in this area. Price band for apartments is around 2300 - 2850 Rs / sqft depending on factors.


Rocky asked, Why are property rates in Pune not going down as expected? When is a good time to invest in a flat in Kothrud / Wakad?

Tushar Bungley answers, Kothrud is a saturated area with lesse space but high demand this area may not see a drop as you would see in outskirts. Wakad has seen a drop and now it's around 2800-3200 which may go litttle down but again may not drop by another 500Rs

Tushar Bungley answers, Mysore being a Tier II city and expecting good growth in the coming years, it is definitely a good investment.

rooshat asked, do u suppose that residential prices in mulund west around L.B.S. Margh should drop from the current 6000 levels?? and if they r to drop, how long should it take??

Tushar Bungley answers, For new projects you can expect some price drop, but given mulund being a crowded market already where many buyers are available and govt too has relaxed certain loan rates the price may not drop at the same rate as last 3 to 4 months


Amit asked, what is a good price for 2BHK flat in thane city?

Tushar Bungley answers, Should be around 42 lakhs depending on the location, amenties etc


mt asked, what is a good price for gachiboli ext. , hyderabad?

Tushar Bungley answers, The prices are around 3550 - 4750 depending on amenities, location etc


manohar asked, should one be expecting falls in the rate per sq.ft in the western suburbs of Mumbai

Tushar Bungley answers, Prices have already gone down by about 15 - 20% but prices are expected to stabilize by Q2 2009


Eshwar asked, hi Tushar, I am staying at bangalore from past 4 years, i wish to have a own house. But what my confusion is whether to go to appartments or individual houses? Individual houses price were more when compare to apartments? Kindly suggest. Also let me know where can I get good apartments at bangalore for less than 20 Lakhs?

Tushar Bungley answers, Apartment or villa really depends on your confort and what you are looking for long term. Generally if you are on moving job, prefer apartment as it can be rented easily. There are many apartment options available now with promoters like Mahavir, Oysters, Sjriram properties etc which can fall in your or around your budget.

Tushar Bungley answers, This price seems to be reasonable.

Tushar Bungley answers, There would some drop for the new projects, but very less corrections in the secondary market unless the owner is really under cashcrunch with recent inflated loan rates which again are stabilizing back


helo asked, Is it true that board for indirect taxes has issued a notice saying that there shall be no service tax leviable on Sale of Apts in Hyd. All the sellers who paid are not entitiled to refund. this are now entitled for refund....Plz confirm

Tushar Bungley answers, Notification from the CBDT has not yet come and is just floating around in print media.

Nala asked, Why are rentals not coming down in Western suburbs of mumbai? They had escalated significantly during 2006-08 and with the IT/IT Services slowdown, Malad/goregaon rentals should come down. But that has not happened.Any thoughts on this?

Tushar Bungley answers, Well currently it is a stagnant market and everyone is waiting to get the best deal and not prepared to lower rental prices. Eventually as supply increases over demand, they should see some correction.

Tushar Bungley answers, Marine drive prices are around 2800 - 4000 Rs. sqft for apartments depending on certain parameters.

Tushar Bungley answers, You can wait and watch for some time before making a decision now.

Tushar Bungley answers, For this you will have to have a agri land on your name or an agreement to get agri land from your parents, or any ancestor


anand asked, Hi Tushar, Apartments in North Bangalore and Towards Bannergatta went up from 1200Rs in 2004 to 4000Rs in 2007 and is now down at Rs 1700~2000SqFt. Should one wait for them to drop to previous level or below or is it a good time to buy? Will prices go down any further. ICICI CEO Designate said another 20% Correction expected in Q2 CY09.

Tushar Bungley answers, Yes, prices are expected to stabilize by Q2 09, you can wait for sometime before making a decision, thought North Bangalore is definitely a good destination for Real Estate.


Paresh asked, Will Bank knows whether I have Home Loan from another Bank? I want to invest in Second Home. What happen I do NOT disclose about my home loan in First House.

Tushar Bungley answers, All are expecting to get prices which were there before and the impact on the builders or owners side has not been pinching so far, so you would see properties for longer time to closures. Andheri is a good area Eastern part is seeing much downside compared to west. the trend will still move downwards but may not see the same drop as we have seen say in last few months
